VAT, done right

Supply-and-fit work on a property — gates, railings, balustrades, structural repairs — can qualify for the reduced 13.5% VAT rate as a service on immovable property. But steel is dear: if materials pass two-thirds of the ex-VAT price, the whole job flips to 23% (the "two-thirds rule"), and fabrication handed over without fitting is normally standard-rated anyway. Grafta handles VAT per line item so the invoice comes out right either way.
